We have often encountered too many housing for the number of people or family dynamics, projects that were abandoned just before the initial implementation phase because of costs that outstripped the real financial possibilities that remained unfinished for the same unpleasant reason or were completed with great effort and with the impossibility of following the design of the interior design as originally thought.
Some experts build such houses, sometimes too generous, on account of various psychological factors.
Oversizing spaces after prolonged living in a very small apartment can be a serious reason to take years of such a decision. The 6 sq. M. Little bathroom in the building, where the location of a washing machine was a real challenge, now turns into a spacious room of 12 to 15 square meters. The narrow kitchen of only 9 square meters, which also served as a storage facility for food, dishes and cooking utensils, as well as food preparation, to later become a completely non-fat dining place for the whole family, is now expanding -A space of 15 to 20 square meters just for cooking, plus a generous dining for desirable tables, in peace, with all your loved ones. So far, everything seems justified and makes sense, but great sadness intervenes when space, often unused, is very costly to arrange and maintain.
Another subconscious saboteur may be the need to demonstrate to neighbors or other friends who have “succeeded in life” that our time has come. This is a “symptom” quite common since 1990.
No matter what the reasons we build bigger homes than our financial needs and possibilities, it is sad to get into a situation where we pay too much a price now to the experiences of the past that have marked us so strongly.
Here comes the role of the designer and the architect, who should work in a team from the stage of the concept of our future home, to advise us on making the best decisions for each of us, decisions that make life easier, not to make it a nightmare, decisions that we can make with them to be truly happy in our own homes. Not just to look happy in the eyes of others …
Even if we were financially prepared to support the construction of the house, let’s not forget that the “red” investment is less per square meter than the price we have to pay for its completion, the finishing materials, the furniture and the decoration of a house can swallow unexpectedly large budgets. We should also be aware of the fact that a house must be cleaned continuously, maintained and repaired periodically, but also heated by costs that are directly proportional to its size.
In support of those who are thinking of making a home according to their real needs, we come up with a sizing proposal.
A house for a family with two children, in order to meet the space and functional needs of all its members, could be divided as in the following proposal:
an access hall with outdoor storage areas (5-10 sqm),
kitchen for cooking and breakfast (10-12 sqm) with a dining place near it (10-12 sqm),
a living room for family moments (20-22 sq m),
three bedrooms, one matrimonial and two more for children (average area about 15 sqm),
a bathroom for the living area and two bathrooms related to the bedrooms (cumulative area approximately 20 sqm)
Various storage spaces (12 sqm).
Even if we add to these spaces the area occupied by the stairwell and a multifunctional space like the hobby / office / guest room, we still can not add up to more than 200 square meters.
The minimum areas recommended for housing are regulated in the Housing Act 114/1996. When you decide to build a house, you also have the opportunity, as a beneficiary, to inform you by consulting the legislation in force as a starting point.
