In 2018, in a growing real estate market, investment in rental apartments must be done after a prior financial analysis based on a serious business plan. Yes, you have heard well, renting is a business and should be treated as such, taking into account the amount invested in the apartment and its arrangement, rents and demand in the area, the amortization rate of the investment and the necessary advertising for the tenants.
In this article we will refer to the part that is related to our activity, namely the interior design, but only from a perspective that combines the aesthetic aspect with the functional and financial arrangement of the apartments for rent.
Thus, we chose to present to you, as an example and case study, a real interior design project, the object of which was a three-room apartment with an area of approximately 70 square meters, located in the city of Iasi, in a semi-central area , relatively close to various Iasi universities. The basic idea of the entire design concept was the versatility of the arrangement, so that the beneficiaries would have multiple rental options either for a family with children or for a group of up to 5 students, couples or not. The second aspect we had to closely follow was the budget allocated to this project, considering that for the beneficiaries this apartment should be seen as a profit-making business and not just as a living space.
In this sense, the apartment was optimized and maximized, the solution chosen responding to this requirement by turning all three rooms into possible bedrooms with an individual study place for tenants. The problem that immediately emerged was the lack of a day-to-day area to supplement the limited space of the existing kitchen. Thus, it was chosen to transform the entrance lobby into a common area for the future tenants of the apartment by joining the kitchen functionally together with a practical role in various domestic activities: cooking, serving meals or socializing.
The versatility of the project lies precisely in the many possibilities of habitation:
a family with a child, each room remaining in its original function;
a family with two children, each with his bedroom, in which case the parents can sleep in the living room with a sofa bed;
a couple in the large bedroom, one person in the small room and two more in the living room.
In any of the variants, the tenants will have their own space and a common space to meet their housing needs.
The chosen chromaticity is found in all areas, the colors flowing visually from one room to another, reminiscent of the color of the lime, a decorative element in the wallpaper or in the paintings and other decorations, to obtain a harmonious unitary ensemble , pleasant to the home and individually, but also as a family.
The conclusion of this presentation is precisely the fact that a well-thought-out project from an early stage, both aesthetically and functionally and financially, can transform any space into an income-generating investment and not just an expense for the owners .
